• 21 years as Head of KPMG Corporate Finance Italy
• Managing Partner at 21 Invest, one of Europe’s leading Mid-Market Private Equity firms (9 years)
• Launched the Fattore Italia project together with Ernesto Albanese. Through Fattore Italia, he completed the acquisition of CampusX in 2017

Gianluca Patruno – Head of Operations

Many and different experiences of hotel management and coordination in high-end hotel projects:

• Cluster Manager of 3 Atahotels for a total of 710 rooms in Milan.
• General Manager of Ata Executive Hotel Porta Garibaldi in Milan (420 rooms)
• Relaisfranciacorta MICE & Leisure General Manager at the Berlucchi vineyards: owner of Relasifranciacorta Berlucchi Franciacorta and in partnership with "Miramonti l'Altro" two MICHELIN stars
• Deputy Manager of Jolly Hotels President (288 rooms)
• Assistant MICE Manager at Jolly Hotels Assago (255 Keys, 31 conference rooms in total plus a huge exhibition space for up to 1,800 people).
• Assistant F&B Manager of Aspinall Club London (Private Casino Club).

Salvatore Maio – Chief Financial Officer

• Certified Public Accountant and Auditor, with experience gained at PwC and NDA/8Advisory in audit, due diligence, and extraordinary transactions.
• From 2019 to 2025, he served as CFO of Campus X, contributing to the expansion of the student housing platform in Italy.
• Since 2019, he has been Chief Financial Officer of Fattore Italia, where he oversees financial strategies, manages relationships with lenders and investors, and structures public and private financing to support the development and pre-development of new projects.
• He is responsible for compliance and contract management, the adoption of digital and data-driven solutions for management control, and the operational optimization of existing portfolios.
• His work integrates project finance, M&A, and asset management, ensuring sustainable growth and long-term profitability.

Alessandro La Rosa - Project & Development Manager

• Bachelor in Business Finance
• Worked as an analyst first at Deloitte and then at a hotel and room management company in Rome as an analyst for new opportunities
• In Milan he continued his professional career at CBRE in the Advisory team and then landed in Fattore Italia where he deals with Development Analysis and management and coordination of new projects

Elena Bozzini – Head of Architecture and Engineering for new development
She has dedicated more than 40 years of her architectural practice entirely to new hotel developments and refurbishments on behalf of the top international brands and independent operators.
